When discussing the financials of the real estate industry, Vanke serves as a well-known case study with data from 2011 to 2022 showing the specifics of the flow of funds. During this period, Vanke's total sales revenue reached RMB 347.91 billion. In terms of breakdown, the distribution of expenditures is as follows:
1. fixed asset investment:
Including fixed assets such as houses held by Vanke, the investment amounted to 53 billion yuan, accounting for 1.5% of the total income.
2. Shareholder dividends:
During the 12-year period, Vanke distributed $90.6 billion, or 2.6% of total revenue, to shareholders.
3. Employee wages:
Salaries paid to employees totalled 119.7 billion yuan, accounting for 3.44% of total income.
4. Bank interest:
Interest paid for financing totalled 178 billion yuan, an annual average of about 15 billion yuan, accounting for more than 5 per cent of total income.
5. tax and fee expenses:
Various taxes and fees paid by Vanke totalled RMB 464.7 billion, accounting for 13.36% of total revenue.
6. Upstream procurement:
Expenditures on purchasing materials from upstream suppliers amounted to $1,224.8 billion, accounting for nearly 39.1 per cent of total revenue.
7. Land purchase expenses:
Expenditures on land purchases reached RMB1217.2 billion, accounting for nearly 35% of the total revenue.
From these figures, it can be seen that taxes and land acquisition fees became the main expenditure items, which together accounted for more than 48% of the total, flowing to the local government. And employees and shareholders received only 6 per cent of the revenue over the 12-year period. despite the large expenditure on purchasing materials. which at the same time contributed to the development of suppliers and increased employment.
This financial structure of the property sector reflects the complexity of its profit model and its significant contribution to the local economy, and also shows the financial pressure that may arise in the face of market changes.

#随便说说#5:20起床,6:10出门,7:58到大厅门口。拿了9号牌,却第二个办签证。办完等了会,确定照片没问题了,离开签证大厅时时间都没到9点。离开停车场,看着晨曦下的大楼还有小蛮腰,突然间心血来潮想要去玩跳楼机。然后就去了。和一群爷爷奶奶等了会,9:30售票大厅才开门;而户外观景平台10点才开门,又在107层等了会,上楼转了科普大厅、参观了小蛮腰的阻尼器,云里雾里地看了半天说明、好像懂了又好像没看懂。打发完时间,走到观景平台,俯瞰了晨曦下的广州,天气不是很好,一层薄雾笼罩着,没有深圳的蓝天,也没有深圳的朝气蓬勃和浮躁,广州一如既往的沉稳。
摩天轮在检修,看到了我的Arise。想起我表妹吐槽我说我一点白羊座的特质都没。在内心翻了个白眼,怎么就没了,不过就是被生活磨平了棱角。沿着摩天轮转了一圈,最后鼓起勇气走向跳楼机。工作人员说,就10秒,很快的。果不其然。快到我还没开始回味就结束了。想起疫情前,还想着趁着年轻,满世界转玩遍十大过山车,却没想疫情一耽搁就是三年,疫情完了我身体也出现了各种小问题。也不知道有生之年还有没有这个机会可以完愿。。。所以还是得开始好好规划一下锻炼计划了,不然真的就没机会了。
顺其自然,是指竭尽全力之后的不强求,不是在遇到一点困难和挫就的逃避、放弃的借口。
而直到我要离开了,摩天轮都还没检修好。没有遗憾、唯有庆幸,没买摩天轮的套票。不亏。
